Good ol' fashioned yard signs....

Recently I had a seller that was going to potentially list their property with us.  Sadly, her ideas regarding the property value were not in line with reality, and we were unable to help her (she listed with a competitor, and the home is still on the market...).  One thing that really struck me was that she was insistent that we did not install a yard sign.  She found us on-line, and although I appreciated the fact that she recognized all that we do in terms on internet marketing, I was baffled by the idea that she resisted the idea of a sign.  With ALL that we do on-line these days, the hours we spend making sure that our listings get in front of the right audience, how could you have issue with the old fashioned yard sign?  They still make the phone ring, and right now, that's a pretty big deal.  I wish this seller and her agent nothing but the best, but we learned a very important lesson through that interaction...sometimes it is OK, or even beneficial to lose some business!  We try to do anything and everything in order to increase exposure for our listings, if the seller is fighting us, we just can't get it done.  Let them slow our competition down.

I've had sellers like this and I tell them that 85% of homes still sell as a direct result of either the yard sign or the MLS...now, the over-priced thing...that's a different story....

I agree with you entirely. When we were doing a lot of refinancing we would put our sign in their yard that said " THIS HOUSE IS BEING REFINANCED BY THE GI GROUP LLC". We left one at one ladies house and got numerous calls. Sometimes Old Fashioned is still the best. Dealing with large quantities of REO's now we still do business with a handshake. Make it a great day! Thanks, Keith

Yard signs def. bring in the calls. Internet Marketing gets them into the neighborhood. That lady just sounds like yet another candidate for an expired listing..

Good for you.  Not everyone can pass up those overpriced listings.  Plus, it sound like she would have been a major headache anyway.

Brendan- You were smart to pass up a listing like that it had signs of trouble, overpriced with an owner who thought she knew more how to sell her house then you.

Thanks for the affirmation.  The ability to turn away business is a very important hurdle.  A few years ago, we'd take anything we could get, just to have our name on a listing...as many new agents do.  These days, every moment and every dollar I spend with an urealistic seller is time and money that could have been spend marketing something that will actually sell.
