Feedback Karma

Does anyone else dread making feedback calls?  An agent has shown your listing, and you are really genuinely interested in their professional opinion regarding the price and the condition of the property, and you are met by a brick wall that is too busy to talk to you.  Some showing services provide automated e-mail feedback to showing agents...I always try to send some constructive criticism, or at least an insight into what my clients thought about the listing.  In my requests for feedback, I have begun unabashedly letting the agent know that if they take the time to answer my request, I will be extra sure that I do the same for them....

I agree.  I use Showing Feedback and I always try and send feedback.  It's important to the sellers that have prepared their home for the showing

Hi do my best to give my feedback via phone or email.  You want to hear the honest opinion of your fellow agents and the feedback is for your sellers too.

I definitely hate it when you get that agent that has no time for you.  I talked with one not too long ago that even when she had a second she just told me that she showed over 40 houses that weekend and couldn't remember anything about the house. 

A few ways I try to get around this is 1. I have feedback sheets at the house(not the vacant ones) and ask if they could just write a quick note.  And 2. I have started asking for an email when they are setting up the showing...that's the time when they are more likely to talk with you.  If they don't do 1 or 2 then you just have make that dreaded call and cross your fingers  B-)

I always appreciate it so much when a buyer's agent has the courtesy to call back with some feedback for me.  It's so important to be able to share information with our sellers.  It offers us another tool to use in the process of selling their homes.  Too often I do not get those return phone calls that I would like.  I continue to return others' calls though as i know how important it is to me.  We can use that 'pay it forward line here'.  Good luck Brendan, hope you have a good year.

I have found that there are times that a listing agent will call back after I have viewed a property.  If they find that I don't have a ready buyer they have no interest in my comments.  The other negative scenario is they become defensive if you offer them constructive feedback.  Either way it makes you less likely to answer e-mails and return calls from previewed listings.   Still, I do think it is valuable to most so I try my best to respond and give honest feedback.

There is an agent in town that is awesome with feedback. I've tried to start doing what she does. She calls 1/2 hour prior to showing to make sure it's still OK to go, then immediately while the buyers are in the car she calls again with feedback. I think this puts some urgency on the buyer. If the buyer knows we are following up then we are taking them seriously. And by doing this nobody is calling me at weird times or having to track me down.
