Is the Open House dead?

I have written before regarding resisting the temptation to overlook tried and true techniques as we branch out as a field into the world of cyberspace.  I firmly believe that there is still great value in a good old fasioned yard sign.  What about the open house?  This past weekend, we had a cooperative brokers open.  Five brokerages worked together to just get some people through the doors in some available units in a downtown hi-rise.  We advertised pretty heavily in local papers, and on all of our websites.  We had ONE person come through.  Is the open house dead?  I have never felt that they actually sell houses, but occasionally we as agents are able to pick up some new buyers, but is the open house really moving entirely on line?

Hi Brendan.  Traffic is down.  However, I still love open houses.  The sellers want them.  I can put up several of my signs around a neighborhood advertising my open house(and me).  And you might just pick up a customer.

Brendan- I think the success of open houses depends on timing, pricing, location and weather. If that was a downtown  unit, you may want to try doing the open house on a lunch hour for all the downtown employees to come in.

We have been pondering how to do an open house and get a response. It is Century 21 open house month. Does anyone have any ideas?

My idea would be to not hold your breath!  I still do them, but am very upfront with the sellers not to expect much.  That said, lightning does strike from time to time and if nothing else, it's a form of circulating and peculating!

I have found that openhouse.com is producing more than newspaper advertising.  Directional signs still produce the largest percentage of the traffic.

Open houses definitely are not dead.  In our area they are very popular.  Our team does about 30% of there business from open houses.  We have sold a few lately from opens as well.  I do about 50-80 per year.  They work!
